Project Overview

HPI commissioned our team to design a signature building for the high visibility location for Class A suburban tenants. The building is 5 floors, totaling 250,000 SF with views of the Lake Austin area. Served by a 1,300 car parking garage with a covered bridge that towers above the trees and topography between the building and garage. The exterior is warm- toned precast horizontals and bright night-lighted vertical columns. Large windows and balconies on each floor provide excellent views in all directions.

The building was designed with an outdoor and indoor amenity area facing the ravine below and features an exclusive under-building, gated, executive parking garage. The ground floor lobby extends across the building, connecting the building visitor entrance and tenant entry bridge to the building core and elevators. The visitor entry is a double-height space featuring an intricate terrazzo floor, white oak and granite rim that provides a generous waiting and seating area. The lobby is adorned with a glass waterfall between the formal lobby and elevator vestibule.

Competed in 2015, this project’s large floors have been home to numerous full floor tenants. We also designed the garage to accommodate a third building north of the garage and positioned the garage decks so that it so that it does not block the views to the north. The third building, San Clemente 3800, was designed, documented and permitted in 2017 however has not been completed.
