Fairbanks Landing

Method Architecture partnered with Freehill Development on the design of Fairbanks Landing, a premier Class A industrial development located at 9220 Fairbanks North Houston Road near Beltway 8 in Northwest Houston. Encompassing over 809,000 square feet across two buildings, the campus was master planned to support flexible tenant configurations, efficient logistics operations, and long-term growth within one of Houston’s most connected industrial corridors.

Building 1, a 132,000 square-foot front-load facility, features a 32-foot clear height, 50-foot column spacing, 210-foot building depth, and a 2,500 square-foot spec office component. Designed with efficiency and tenant adaptability in mind, the building includes 32 dock-high doors, 2 ramp-up doors, 27 trailer parking spaces, and 133 car parking spaces, supported by ESFR fire protection and a 6-inch reinforced floor slab.

Building 2, planned for Phase II development, expands the site’s capacity with up to 677,220 square feet of cross-dock space, a 40-foot clear height, 52’-6” column spacing, and an 8-inch slab designed for heavy industrial use. With 4 ramp doors, 198 trailer parking stalls, and 447 vehicle spaces, the layout optimizes circulation, truck court access, and storage flexibility for large-scale distribution or manufacturing users.

Our team focused on balancing functionality, flexibility, and aesthetic appeal, creating a unified industrial campus that enhances curb appeal while meeting operational requirements. The site integrates multiple ingress and egress points and will benefit from a new four-lane public road with landscaped medians, improving access and visibility for tenants.
