As Brandywine Realty Trust guided SHI into a consolidated location in 2018, our team was chosen to design a building able to accommodate its two locations and future growth. The new building offered 260,000 SF, located in the prominent Garza Ranch mixed use development on South MoPac. 100% percent of parking needs is provided by an 1,250 car garage that is dedicated to SHI employees and connected with a covered walkway.
With SHI as the sole occupant/owner the design features a striking use of blue accents to differentiate the corporate identity. The nature of the building as a headquarters the core and shell incorporated a generous corporate lobby crafted with glass and terrazzo finishes, a high security entry sequence and a ground floor break area that is complimented its connection to atrium spaces, riser seating and a secure outdoor patio. A generous gym/locker room is enhanced with a secure outdoor workout area with trellis and lighting extending its use throughout the year.
The fourth floor opens to a large terrace connecting the covered outdoor space to an interior breakout room. The terrace is crafted to serve multiple team functions, event hosting, and simply be a nice place to work/relax with seating, shade, and views to the Indian Grass Prairie Preserve and the Williamson Creek trail system immediately to the north
This property achieved LEED Silver with enhanced daylight/ controls, amenities, high performance Mechanical System and its full-rooftop Solar Panel Array.
