Client Confidential Office + Lab Space

Welcome to a tale of vivid transformation: the tenant finish out of a former big-box store to create a bright combination of highly technical R&D labs and office space. The project consisted of the tenant finish out of material testing labs and regional offices for the optical lab group in Austin. The site chosen was a leased portion of a repurposed big box retail building. The result was a lab that replicated their former operation as part of 3M surrounded by the Company’s standard for collaborative office space. Our design team used the tall space for the lab functions and highlighted the same 25-foot roof deck to bring skylit volume to the office, meeting, and circulation spaces. We created an acoustically isolated lab with specially designed walls and fabric panels/baffles within the office to segregate the lab and office acoustically. Natural wood, vibrant textiles, modern lighting fused the variety of office, meeting, customer, and amenity spaces. The project had an extremely aggressive timeline of 5 months of design through owner move-in.  GSC was able to accomplish this schedule on time, and within the budget, so the Company was able to move its equipment into the lab with all building and environmental permits in place.
