Construction is officially underway on Central Texas Industrial Park, a new 175,000-square-foot industrial development in San Marcos, Texas.
Developed by Triten Real Estate Partners, the two-building project represents Triten’s first ground-up development in the Austin–San Antonio corridor and adds new flex industrial space to one of the fastest-growing regions in Texas.
Located less than one mile from I-35, Central Texas Industrial Park is positioned between Austin and San Antonio with convenient access to both major metropolitan areas. The development is designed specifically for the region’s growing base of small and mid-sized industrial users, offering flexible, shallow-bay space that can accommodate a range of tenants and operational needs.
Designed for the Austin–San Antonio Growth Corridor
The stretch of I-35 connecting Austin and San Antonio continues to attract new businesses, residents, manufacturing operations, and distribution activity. San Marcos sits near the center of that growth, making it an increasingly strategic location for industrial development.
Central Texas Industrial Park responds to that demand with a building configuration designed around flexibility. Shallow-bay industrial space allows the development to serve smaller users that may not require the scale of the large distribution centers common throughout the region, while still providing the accessibility and functionality modern industrial tenants expect.
